Langtree at the Lake, a development project that has been in the works for about five years, is now in the early stages of becoming a reality.
“We’ve been moving some dirt around for the past few months,” said attorney David Parker, a partner in the project. “It’s nothing fancy what’s going now but it’s necessary.”
Parker called it the “horizontal” phase of the development.
“That is, building the roads, the sidewalks, the parking lots and all the things you’ve got to have before you can start into the vertical construction,” he said.
Parker, who helped navigate his development group through some legal hoops concerning financing in the project’s earlier stages, said the economy has played an obvious role in how things have progressed.
“We timed this perfectly,” he said. “I’m saying that somewhat facetiously but the delays have given us a chance to discover more about the market and we discovered that what that what the southern end of the county is looking for is high-end apartments.”
And that is what is proposed to be built on the land that is currently being graded.
Parker, who is also chairman of the North Carolina Democratic Party, called what is going on now “the quiet, simple work of responsible development.”
He said financing has been an issue during the past few years of economic troubles but that he feels it is in order now.
“I don’t think we’d be moving on the horizontal if we weren’t prepared, financially, for the vertical,” he said.
When asked when there may actually be structures on the property Parker said, “Soon, I hope.”
And in a time when residential construction has been almost negligible, “hope” may be about as good as it gets.
